Number of approved building permits decreased by 25.3 percent during the second quarter of 2023
The number of approved building permits in NCR decreased by 25.3 percent to 1,893 during the second quarter of 2023 from 2,535 in the same quarter of the previous year. Out of this total, by type of construction, residential buildings reported the highest with 933 or 49.3 percent while the non-residential ranked second with 243 or 12.8 percent of the total approved building permit applications. Annual rates for residential and non-residential type of building constructions were -36.7 and -13.5, respectively.
Meanwhile, combined approved building permits for additions, alterations and repairs also went down by 8.1 percent to 717 building permits during the second quarter of 2023 from 780 of the same quarter of the previous year. (Figure 1 and Table 1)
Relative to the entire country, NCR contributed 5.2 percent to the number of approved building permits and 11.5 percent to the total value of construction during the second quarter of 2023.
Value of constructions for residential type went down by 61.5 percent
The total value of construction decreased by 52.8 percent to PhP 10.1 billion during the second quarter of 2023 from PhP 21.4 billion of the same quarter of 2022. Moreover, the aggregate value of residential construction in NCR decreased by 61.5 percent to PhP 3.6 billion in the second quarter of 2023 from PhP 9.3 billion during the same quarter of the previous year, while the value of construction for non-residential type of building also went down by 54.3 percent to PhP4.2 billion in the second quarter of 2023 from PhP 9.1 billion in the same quarter of 2022. The total value for additions and alterations/repairs decreased by 21.0 percent to PhP 2.4 billion in the second quarter of 2023 from PhP 3.0 billion during the second quarter of 2022. Single-type residential building ranks the highest among residential construction
Among the types of residential buildings, single–type residential building registered the highest number of approved building permits with 682 applications or 73.1 percent of the total number of residential building construction and an aggregate value of construction amounting to PhP 2.3 billion or 64.5 percent of the total value of residential building construction. (Figure 3 and Table 1)
Commercial type of building records the highest number of approved building permits
Among the types of non-residential constructions, the commercial type recorded the highest number of 159 applications, comprising 65.4 percent of the total. Meanwhile, the institutional type recorded the highest value of construction amounting to PhP 2.4 Billion or 58.7 percent of the total value of non-residential building construction. Number of constructions was highest in City of Valenzuela
City of Valenzuela continued to register the highest number of constructions with 328 constructions or 17.3 percent share to the total during the quarter. Completing the top three cities with the highest number of constructions were City of Caloocan with 267(14.1%) and City of Taguig with 266(14.1%) (Figure 5a and Table 2)
Top three cities contributed 53.5 percent combined of the total value of constructions
The combined shares of the top three cities, in terms of value of constructions, amounted to PhP 5.4 billion or 53.5 percent of the total. These cities were:
a) City of Taguig, PhP 2.9 billion (28.8%);
b) City of Manila, PhP 1.6 billion (15.8%); and
c) City of Valenzuela, PhP 0.9 billion (9.0%) (Figure 5b and Table 2)
