This special release presents data on construction statistics from approved building permits for the City of Manila for the first quarter of 2022. Figures are based on the preliminary results of the tabulated data from collected building permits.

Total number of approved building permits down by 27.1 percent

The total number of approved building permits in the City of Manila posted a decrease from 118 in the first quarter of 2021 to 86 in the first quarter of 2022 that translates to 27.1 percent.

On the other hand, for the National Capital Region, the total approved building permits was higher by 341 projects or 16.3 percent in the first quarter of 2022 compared to the same quarter in the previous year.

Table 1 presents the total number, floor area, and value of building construction for the City of Manila during the first quarter of 2022 and 2021.

The total number of approved permits for Residential type of buildings for the City of Manila decreased by 43.3 percent while the Non-Residential type decreased by 47.8 percent during the first quarter of 2022 compared to the same quarter of the previous year. The combined number of alterations and repairs of existing structures, however, went up by 19.2 percent from 26 during the first quarter of 2021 to 31 of the same quarter of 2022.

Figure 1 shows the comparison in the number of approved building permits by type of building for the City of Manila during the first quarter of 2022.

 

Value of building construction decreased by 50.4 percent

The total value of construction plummeted in the first quarter of 2022 compared to the same quarter of 2021 with 50.4 percent or equivalent to Php 1,012 million. The value for additions to existing structures registered the highest increase with 415.9 percent. However, the value of non-residential constructions decreased by 86.3 percent.

 

Single-type of Residential building obtains the highest number while Residential Condominium gets the biggest value of construction.

Thirty-eight approved applications for Residential building were reported amounting to Php 783.3 million during the first quarter of 2022. Among the types of Residential building, Single-type with 19 approved building permits had the greatest number of contribution of 50 percent. On the other hand, the value of construction for Residential Condominium got the biggest share to the gross value with 79.9 percent amounting to 626.2 million.

 

Commercial-type of Non-Residential building obtains the highest number and the biggest value of construction

Twelve approved building permits with a total of Php 146.8 million for Commercial-Type Non-Residential building were constructed during the first quarter of 2022. For this quarter, no permits were listed for Industrial, Institutional, and Other types of Non-Residential building.

The total number of approved building permits in the City of Manila decreased from 131 in the fourth quarter of 2022 to 109 in the same quarter of 2023 that translates to 16.8 percent.
